Identity and contact

Expect to provide a government-issued photo ID and your current address history. Lenders verify identity to prevent fraud. Only send sensitive documents through the lender's secure portal, and confirm any request that arrives by email by calling a number you looked up yourself.

Income

Wage earners are usually asked for recent pay stubs and two years of W-2 forms. Self-employed borrowers may need personal and business tax returns and a year-to-date profit and loss statement. Other income, such as pensions, alimony or rental income, needs its own documentation, like award letters or leases.

Assets

Plan to provide recent statements for checking, savings and investment accounts that you will use for closing or reserves. Large deposits that are not from payroll usually need a written explanation and proof of the source. Gift funds generally need a signed gift letter and proof of transfer.

Property and debts

For a purchase, the signed purchase contract and earnest money receipt are needed. For a refinance, have your current mortgage statement, homeowners insurance declarations page and any association information ready. Lenders pull your credit report for debts, but explanations may be needed for recent inquiries or late payments.
