Clear to close
When all conditions are met, the underwriter issues clear to close. The lender then prepares the Closing Disclosure.
Three-day review
You must receive the Closing Disclosure at least three business days before closing. Review every line.
What happens between final approval and receiving keys, including the Closing Disclosure, final walkthrough and funding.
Final walkthrough
Visit the home shortly before closing to confirm agreed repairs and that the home is in expected condition.
Wiring funds
Confirm wiring instructions by phone using a known number. Never trust changed instructions by email.
Signing
Bring ID. You will sign the note, the security instrument and many disclosures. Ask questions about anything unclear.
Funding and recording
The lender funds and the deed and mortgage are recorded. Keys are released according to your contract and local practice.
After closing
Keep the full closing package, including the note, deed of trust or mortgage, and Closing Disclosure. Watch for the first payment due date and welcome letter from your servicer, and set up payments only through official channels. Apply for any homestead exemption your county offers. If you receive a mailed offer for a recorded deed copy for a fee, know that you can usually get one from the county recorder at low or no cost. Your owner's title policy usually arrives weeks after closing; store it with your permanent records.
